Heating, air conditioning and ventilation automation

We make your home keep its own climate: by zone, on a schedule, based on the weather outside — while you see and control everything from your phone. From a boiler thermostat to building management for a 50-room hotel.

What automation gives you and what you pay for

A boiler without controls heats the water to a single temperature and waits for the hallway thermostat to switch it off. The result: the bedroom is too hot, the living room with its panoramic window is cold, and the gas bill keeps growing. Automation fixes this in three layers: weather compensation (the boiler lowers the flow temperature on its own when it gets warmer outside), zoning (each room holds its own temperature on its own schedule) and remote access (on your way from Tbilisi — the house is already warm; you leave — it switches to economy mode).

For aparthotels and commercial properties it also means building management: one screen showing temperature and the status of boilers, pumps, ventilation units and air conditioners in every room, with a fault alert before a guest has a chance to complain.

What we automate

  • Heating — weather-compensating boiler controllers, zone thermostats for underfloor heating and radiators, actuators on the manifold, control of pump groups, boiler cascades and buffer tanks.
  • Air conditioning — integration of split and VRF systems into a single control, summer/winter scenarios, interlocks that stop heating and cooling from running at the same time in one zone.
  • Ventilation — control of the supply-and-exhaust air handling unit by CO₂ and humidity sensors: in Batumi this is the main tool against mould and stuffiness.
  • Hot water — water heater schedules, recirculation triggered by a motion sensor or a timer, anti-legionella cycles.
  • Smart home — lighting, blinds, security, leak protection (Gidrolock / Neptun) and meters — in one app together with climate.
  • BMS / building management — for hotels, business centres and production sites: Modbus/BACnet integration of the boiler room, chillers, AHUs, VRF and electrical panels.

What we build on

Manufacturers' native controls (Vaillant multiMATIC/sensoNET, Viessmann ViCare, Daikin Onecta), universal controllers ZONT, Wirenboard, Siemens Climatix, KNX for premium homes, Home Assistant as a single interface, Shelly/Aqara for specific tasks. We choose to fit the budget and the task, not the other way round.

Scope of work

Automation levels — from basic to full

Level 1 — thermostat

Wi-Fi thermostat for the boiler or air conditioner, schedules, control from your phone. For apartments and for those who want to start small. Savings of 10–15%.

Level 2 — weather compensation

The controller reads an outdoor sensor and sets the flow temperature along a curve. The boiler runs in condensing mode, with no overheating. Savings of up to 20%.

Level 3 — zoning

A thermostat in every room, actuators on the underfloor heating manifold and radiators, pump groups switched on demand. Each zone has its own temperature and schedule. Savings of up to 30%.

Level 4 — unified climate

Heating, air conditioning, ventilation and hot water in one controller, with interlocks and “home / away / holiday” scenarios.

Level 5 — smart home

Climate plus lighting, blinds, security, leak protection and energy monitoring. One interface, voice control, scenarios driven by presence sensors.

Level 6 — BMS

Building management for commercial properties: automation panel, SCADA screen, event log, alerts to the engineer, energy consumption reports.

Prices

Automation prices

The cost is made up of equipment and labour. Below are guide prices “including equipment and setup” for typical tasks; an exact quote follows an inspection of your system.

Automation planned at the rough-in installation stage costs 30–40% less: cables to thermostats and sensors are run together with the rest of the wiring.

How the work goes

How we implement automation

  1. 01Audit

We inspect the boiler room, air conditioners, ventilation and wiring: what the equipment can already do, which protocols are available, where cables are needed.

  2. 02Scenario

We describe in plain words how the house should behave: zones, schedules, what happens when you leave, during a power cut, in case of a leak.

  3. 03Selection and estimate

Controllers, sensors and actuators — with brands and prices. Two options: the minimum that does the job and an extended one.

  4. 04Installation

Cables, sensors, actuators, the controller in the panel, connection to the boiler via OpenTherm / eBus / Modbus and to air conditioners via adapters.

  5. 05Setup

Heating curves, zones, schedules, alerts, the app on your phones. During the first week we monitor remotely and make adjustments.

In practice

Three problems automation solves most often in Batumi

1. Mould and damp

Humidity is 80–90% all year round. The solution is a supply-and-exhaust air handling unit with heat recovery, controlled by humidity and CO₂ sensors: ventilation runs when it is really needed, not around the clock. Plus dehumidification by the air conditioner in dry mode on a schedule in the shoulder seasons.

2. Power cuts

A controller on a UPS rides through the outage, logs the event and, once power is back, restarts the boiler and pumps in the right order. You get a notification on your phone — you know the house has lost power even when you are in another country.

3. An apartment that is not always occupied

For investors and seasonal residents: “away” mode keeps +12…+15 °C (so the place does not get damp), and a day before you arrive the home warms up to a comfortable +22 °C on a command from the app. Gas consumption in an empty apartment drops 3–4 times.

FAQ

FAQ — Climate automation

My boiler is already installed. Can automation be added?

Almost always, yes. Most boilers have an OpenTherm or eBus interface that a controller connects to; older ones are connected via a relay input. During the audit we will tell you exactly what is possible with your model.

Does weather compensation really save money?

Yes, 15–25% of gas at the same indoor temperature. The boiler stops heating water to 70 °C when it is +10 °C outside and 45 °C is enough — and in Batumi that is most of the winter.

Do I need internet?

For control from your phone — yes. Without internet the system runs autonomously on schedules and sensors; commands from the app are applied once the connection is back. We recommend powering the router and the controller from a UPS.

How is KNX different from Wi-Fi devices?

KNX is a wired standard for premium homes: reliability, 30 years of compatibility, a single design — but 3–5 times more expensive, and it can only be planned at the rough-in stage. Zigbee/Wi-Fi solutions (Shelly, Aqara) are installed in a finished apartment in a day and cost many times less.

Will the hotel manager be able to see all the rooms?

Yes — that is exactly what building management is: a screen with the temperature and status of every room, settings tied to the check-in schedule, fault alerts and a monthly energy consumption report.

What if the automation breaks — will I be left without heating?

No. We design every system with a manual mode: the boiler and pumps run on their own standard thermostats if the controller is unavailable. Automation adds comfort and savings, but never becomes a single point of failure.
