Boiler rooms in Georgia: what to know before you buy a boiler
There is no district heating in Georgia: every apartment and every house heats itself. Winter in Batumi is damp, +5…+10 °C with 90% humidity, and without heating the walls get covered in mould within a single season. That makes a boiler room basic infrastructure here, not a luxury, and mistakes are costly: emergency shutdowns, excessive gas consumption, failed pumps, condensation in the flue.
Gas in Adjara is supplied by SOCAR Georgia Gas, in Tbilisi by Tbilisi Energy. There are no specific requirements for a boiler room in a private house: the boiler is often installed outdoors, on a balcony or in a utility room. The gas company connects the house to the gas supply; we install the boiler, piping and controls, then start up and configure the system.
Boiler rooms we build
- Apartment: a wall-hung gas combi or system boiler with a water cylinder, radiator and underfloor heating manifold, safety group, thermostat.
- House, 100–300 m²: a floor-standing or wall-hung 24–45 kW boiler, a 150–300 L indirect water heater, a low-loss header, 2–4 pump groups (radiators, underfloor heating, cylinder, pool), weather-compensated controls.
- Boiler cascade: two to four condensing boilers for hotels, apartment complexes and workshops, providing redundancy and output modulation, up to 500 kW in total and beyond.
- Electric: for sites without gas, a 6–24 kW electric boiler, paired with a heat pump as backup if needed.
- Solid-fuel: a pellet or wood-fired boiler with a buffer tank for mountain areas and plots without gas.
- Hybrid: a heat pump as the main heat source and a gas boiler for peak demand, for minimal bills and reliability in any weather.

What boiler room installation includes
Room-by-room heat loss, boiler output with a 15–20% margin, cylinder volume based on the number of hot water outlets, piping schematic with or without a low-loss header, specification down to every fitting.
Boiler mounting on brackets or a base, coaxial or twin-pipe flue with the correct fall and a condensate trap, fresh air supply if the boiler is indoors.
Low-loss header, manifold, pump groups with three-way valves, safety group, expansion vessels, filters, isolation valves on every circuit, flexible connectors against vibration.
Indirect water heater with recirculation for instant hot water at every tap in the house; thermostatic mixing valve for scald protection.

Dedicated circuit for the boiler room with an RCD, voltage relay, UPS for the boiler and pumps for 2–6 hours, so the heating keeps running during power cuts in Batumi.

A condensing boiler costs 40–60% more than a conventional one but saves 15–25% on gas, and in Batumi's mild winter it runs in its most efficient mode almost all season. For 150 m², the price difference pays back in 3–4 heating seasons.
Common mistakes we fix after other installers
- An open-flue boiler in an apartment without proper extraction: dangerous; better to replace it with a room-sealed boiler.
- No low-loss header with 3+ circuits: the pumps "fight" each other and some radiators stay cold.
- A flue without fall and a condensate trap: water in the boiler and draught errors.
- An expansion vessel not sized to the system volume: the safety valve keeps tripping.
- No UPS: every night-time power cut means a cold house and a boiler error in the morning.

FAQ — Boiler room installation
Does the boiler need to be approved by the gas company?
There are no special requirements for a boiler room in a private house in Georgia: the boiler can be installed outdoors, on a balcony or in a utility room. The gas company handles the gas connection; we install and start up the boiler with its piping.
How much gas is used in winter?
An apartment of 60–80 m² in Batumi uses 100–200 m³ a month in the cold months (55–110 GEL at a tariff of ~0.55 GEL/m³); a 150 m² house with underfloor heating uses 250–400 m³. A condensing boiler and weather-compensated controls cut consumption by 20–30%.
Which is better, radiators or underfloor heating?
For Batumi: underfloor heating as the main system (low flow temperature, works well with a condensing boiler and heat pump), plus towel rails and 1–2 radiators in the coldest rooms. Wet underfloor heating costs 60–80% more than radiators to install but is cheaper to run.
What happens during a power cut?
No gas boiler works without electricity. We install a UPS with external batteries for the boiler and pumps: 2–6 hours of backup, more if you wish. For a house, a generator with auto-start via an automatic transfer switch (ATS) panel.
Can the boiler go on a balcony or in a storage room?
In a storage room, yes, if there is ventilation and a flue to the outside; on a glazed balcony, it depends on the design and the flue. We decide during the site visit.
Do you provide service after handover?
Yes: annual maintenance (heat exchanger cleaning, pressure check, burner adjustment) and emergency call-outs. Annual maintenance from 500 GEL.
Will you work with my boiler?
Yes, we install customer-supplied equipment. Before buying, it is best to send us the model: we will check that the output, combustion chamber type and service availability in Georgia are right.
